Help to Buy Wales Valuations

RICS-compliant valuations for staircasing, repayment and sale.

If you own a property purchased using the Help to Buy – Wales scheme and are planning to sell, repay your equity loan, or staircase (make a part repayment), you will need a RICS valuation that meets the specific requirements set by Help to Buy (Wales) Ltd.

When is a Help to Buy Wales Valuation Required?

A valuation is required if you are:

  • selling your Help to Buy – Wales property

  • repaying your Help to Buy equity loan in full

  • making a part repayment (staircasing)

  • transferring ownership where Help to Buy consent is required

The amount you repay to Help to Buy (Wales) Ltd is based on the higher of the market value or the sale price.

Who Can Carry Out the Valuation?

Help to Buy – Wales requires that the valuation is carried out by a surveyor who:

  • is RICS qualified and RICS registered

  • is independent of any estate agent

  • is not known to or related to the homeowner

  • carries out an internal inspection of the property

All valuations must be prepared by the surveyor who inspected the property and issued on company headed paper.

How Long is the Valuation Valid For?

A Help to Buy – Wales valuation is valid for 3 months from the date of inspection.

If the transaction does not complete within this period:

  • a desktop valuation may be acceptable, provided it is carried out by the original inspecting surveyor

  • the desktop valuation extends validity by a further 3 months

  • if 6 months elapse in total, a new inspection and valuation will be required

These requirements are strictly defined by Help to Buy (Wales) Ltd.

Desktop Valuations (Where Applicable)

Desktop valuations are only permitted:

  • after the original valuation has expired

  • where carried out by the original inspecting surveyor

  • where the report clearly states it is a Desktop Valuation

If market movement is identified, additional comparable evidence (up to six sales within the last 12 months) may be required.
