About the Surveyor

Independent, experienced and professionally regulated.

Elliot & Hill Surveyors is led by Elliot Anderson-Evans, a RICS-qualified surveyor providing independent residential surveys and valuations across Cardiff and South Wales.

Elliot established his surveying practice in 2022, building on years of hands-on experience inspecting residential property and advising clients at key points in their purchase or ownership journey. The practice operates with a clear focus on professional standards, proportionate advice and transparent reporting.

RICS Regulation & Professional Standards

All surveys and valuations are carried out in accordance with:

  • the RICS Home Survey Standard (HSS)

  • relevant RICS professional statements and guidance

  • current industry best practice

Elliot & Hill Surveyors operates as an independent, RICS-regulated practice, providing impartial advice free from conflicts of interest. Survey instructions are undertaken solely for the benefit of the client, with clear explanations of findings, limitations and recommendations.

Approach to Surveying

The surveying approach is:

  • evidence-led – observations grounded in inspection and experience

  • proportionate – issues explained realistically, without unnecessary alarm

  • clear – reports written in plain English, avoiding excessive jargon

  • transparent – inspection limitations and assumptions clearly stated

The aim of every report is to help clients understand the property they are buying or owning, identify priority issues and make informed decisions.

Local Knowledge

Having grown up in South Wales and lived in Cardiff since 2009, Elliot has developed a strong understanding of the region’s housing stock, common construction types and recurring defects seen across South Wales.

Local knowledge allows reports to reflect:

  • typical construction methods

  • regional maintenance considerations

  • environmental and exposure factors

  • common age-related issues

This context helps ensure advice is practical and relevant.

Clear Communication

Surveying is often commissioned at a stressful point in a transaction. Communication is therefore handled with care, ensuring clients:

  • understand what the survey covers and does not cover

  • receive reports within agreed timescales

  • can ask follow-up questions once the report is issued

Where further investigations are recommended, the reasons are explained clearly so clients can decide how to proceed.
