General Questions

What is a RICS home survey?

A RICS home survey is an independent inspection of a property carried out by a qualified surveyor. It provides advice on the condition of the building, highlights defects, and helps buyers understand risks before committing to a purchase.

All our surveys are completed in accordance with the RICS Home Survey Standard (HSS).

 

Is a home survey the same as a mortgage valuation?

No. A mortgage valuation is carried out for the lender’s benefit only and is not a detailed inspection of condition.

A home survey is commissioned by you and provides significantly more information about defects, maintenance issues and risks.

 

Do I need a survey on a new or modern property?

Yes. Even modern homes can have defects, poor workmanship or design issues. A survey helps identify concerns early and provides reassurance about what you are buying.

 

When should I arrange my survey?

A survey is usually arranged once an offer has been accepted, but before you are legally committed to the purchase.

Choosing the Right Survey

What is the difference between a Level 2 and Level 3 survey?

  • Level 2 Home Survey – suitable for conventionally built properties in reasonable condition. Provides a clear overview with condition ratings and advice.

  • Level 3 Building Survey – recommended for older, altered or complex properties. Provides detailed analysis of construction, defects and repair considerations.

Which survey is best for a Victorian or Edwardian property?

In many cases, a Level 3 Building Survey is recommended for period properties, particularly those of solid wall construction or where alterations have been made. Some well-maintained period homes may still be suitable for a Level 2 Survey, depending on condition.

The Inspection

How long does the inspection take?

  • Level 2 Survey: typically around 2 hours

  • Level 3 Survey: typically 3–4 hours, depending on size and complexity

Times may vary depending on access and property layout.

Is the survey intrusive?

No. All RICS home surveys are visual and non-intrusive. We do not lift carpets, move heavy furniture, drill holes or open up the structure.

Will you inspect the loft?

Yes, where it is safely accessible and not obstructed. Stored items, unsafe boarding or restricted access may limit inspection. Any limitations are clearly stated in the report.

Do you test electrics, gas or plumbing?

No. Services are visually inspected only. Testing requires specialist contractors. Where concerns are identified, further investigation will be recommended.

The Report

How is the report delivered?

Reports are issued as a PDF by email. They are clearly structured and written in plain English.

 

 

Can I ask questions after receiving the report?

Yes. We encourage clients to read the report fully and contact us with any queries. Clarification is included as part of the service.

 

 

Will the report include a valuation?

A valuation is only included if specifically instructed and appropriate. Mortgage valuations are not provided as part of home surveys.

Defects & Next Steps

What if the survey finds problems?

Finding issues does not necessarily mean you should not proceed. The report will explain:

  • what the issue is

  • how serious it is

  • whether it requires urgent attention

  • whether further investigation is recommended

This allows you to make an informed decision.

 

 

Will you estimate repair costs?

Surveys provide advice on repair principles rather than detailed costings. Where appropriate, we may suggest obtaining quotations from suitable contractors.

Help to Buy & Valuations

Do you carry out Help to Buy – Wales valuations?

Yes. We provide RICS-compliant Help to Buy – Wales valuations in accordance with current Welsh Government guidance.

 

 

How long is a Help to Buy valuation valid for?

Help to Buy – Wales valuations are valid for 3 months from the date of inspection.

Practical Matters

Do I need to attend the inspection?

No. Attendance is not required, though some clients choose to attend briefly if access allows. This can be discussed in advance.

 

 

What areas do you cover?

We operate across Cardiff and South Wales, including the Vale of Glamorgan and surrounding areas.

 

 

How do I book a survey?
