What is a RICS Level 3 Building Survey?

A Level 3 Building Survey is the most comprehensive survey offered under the RICS Home Survey Standard. It is particularly suited to:

  • period and character properties

  • Victorian, Edwardian and early 20th-century homes

  • properties that have been significantly altered or extended

  • buildings of non-standard or mixed construction

  • homes in visibly poor or neglected condition

  • properties where you intend to carry out renovations or alterations

The survey goes beyond condition ratings alone and provides detailed explanations of defects, their likely causes, implications, and options for repair or management.

What Does the Level 3 Survey Cover?

The inspection is visual and non-intrusive but significantly more detailed than a Level 2 Survey. Where reasonably accessible and safe, it includes:

  • Roof coverings, chimneys and roof structures

  • External walls, render, brickwork and stonework

  • Windows, doors and joinery

  • Internal walls, floors and ceilings

  • Roof spaces and sub-floor voids (where accessible)

  • Damp, condensation and ventilation considerations

  • Structural movement and cracking

  • Permanent outbuildings and boundary structures (where applicable)

Services such as electrics, gas and plumbing are visually inspected only and not tested, in line with the RICS Home Survey Standard. Any limitations to access or inspection are clearly stated within the report.
